You receive a professional entry into your local Florida MLS (Multiple Listing Service). Your property will automatically syndicate to Zillow, Realtor.com,(http://Realtor.com) Trulia, Redfin, and hundreds of other real estate sites. Your listing remains active for a full 6-month term, or until your property is sold—whichever comes first
No. The $99 is a flat fee paid upfront specifically for your MLS listing and marketing exposure. "Closing costs" are separate expenses paid at the end of the sale to third parties (such as the title company, government taxing authorities, and the buyer's agent commission)
No, photography is not included in the $99 flat fee. To keep our listing costs as low as possible, we leave the photos to you! You are welcome to take your own photos or hire a local real estate photographer of your choice.
Photo Requirements for MLS Compliance: To ensure your listing is approved quickly, your photos must meet these standards:
• Ownership: You must own the rights to the photos (no reusing photos from a previous listing without permission).
• No Distractions: No people or pets should be visible in the shots.
• No Branding: No watermarks, photographer logos, or contact information.
Not with the base $99 plan. As a "Limited Service" listing, we provide the platform, but you act as your own representative.
Note: If you want professional contract review and transaction defense, we recommend adding FlexShield™ at checkout.
A physical sign is not included in the $99 base price, though you are welcome to use your own. (Most of our sellers find that 95% of their leads come from the online MLS syndication anyway!)
You do. Leads from public sites like Zillow are sent to you. You maintain full control over who enters your home and when.
Yes. You retain the right to sell your home yourself. If you find a buyer who is not represented by an agent, you pay 0% commission.
Absolutely. You can update your price, description, or photos at any time. Just send us the update, and our compliance team will ensure it's live across all platforms.
Our $99 flat fee covers a full 6-month listing on the Stellar MLS. If you need more time, you can renew, but most of our sellers find that the massive exposure to Zillow, Realtor.com,(http://Realtor.com) and the MLS leads to an offer much sooner.
Yes. Unlike traditional "listing handcuffs," you can cancel your listing at any time with no hidden cancellation fees or penalties. You remain in total control of your property.
No. Because our team begins the Broker Review and Florida MLS entry process immediately upon purchase, all sales are final. We do this to ensure your home hits the market as fast as possible.
That is entirely up to you. When we list your property, you choose what commission (if any) you wish to offer a buyer’s agent. Many FSBO sellers offer 2-3% to attract more agents, while others prefer to find unrepresented buyers and pay 0%.
You do. All leads from the MLS, Zillow, and Realtor.com (http://Realtor.com)are directly to you. This allows you to vet buyers, schedule showings at your convenience, and speak directly to the person interested in your home.
This is a legal status in Florida that allows us to provide you with professional services without acting as your fiduciary agent. We deal honestly and fairly, account for all funds, and disclose material facts, but you remain the "captain of the ship" for negotiations and strategy.
Once you have a verbal agreement, you can navigate the paperwork yourself, or you can activate FlexShield. For a flat fee, we step in to provide professional contract-to-close defense, ensuring all Florida-mandated disclosures are met and your interests are protected through to the final signature.
No. You can list for $99 today and only add Flex Shield if and when you feel you need professional backup during the contract phase.
You get direct access to a licensed Florida Broker. We aren't a "tech bot" or an out-of-state call center. We are local professionals dedicated to making sure your DIY sale is compliant and successful.
Zillow's "FSBO" section is often hidden behind filters. An MLS Listing puts you in the "Main Feed" that agents and serious buyers use. It gives you the same professional "stamp" as a $20k commission listing for a fraction of the cost.
On Public Sites (Zillow, etc.): No. Per MLS and national syndication rules, only the Listing Broker’s contact information can be displayed on public-facing websites.
On the MLS (For Agents): Yes. Your name and phone number will be clearly listed in the "Private Remarks" section. This is where all licensed agents go to find showing instructions and contact the seller directly.
This is a requirement for three main reasons:
1. Legal Compliance: Florida law requires that any advertised listing includes the name and contact information of the supervising brokerage.
2. Syndication Rules: The MLS "feed" that sends your data to Zillow and Realtor.com (http://Realtor.com)is programmed to only pull the Brokerage’s primary data to ensure the listing is verified and professional.
3. Spam Protection: Listing your personal cell phone on a public site like Zillow often leads to a flood of "telemarketing" calls from agents looking for listings. By displaying our number, we act as a filter.
• Phone Calls: If a buyer calls our office about your property, we immediately provide them with your contact information or live-transfer the call to you.
• Email Leads: Inquiries from Zillow and Realtor.com (http://Realtor.com)are forwarded to your inbox in real-time.
• Agent Inquiries: Since agents see your number in the MLS Private Remarks, they will call or text you directly to schedule showings—bypassing the brokerage entirely.
